Hello, I am interested in buying a home & going thru NACA. After reading these reviews, I'm not sure now. Everyone seems to have valid points of issues however; it's the NACA return responses that trouble me. Instead of responding back with simply apologies & offers of help, Tim you made sure you pointed out the faults of the consumers first in what reads like defensive tones. I don't always agree that consumers are always right But; in a field such as yours, you may want to just *** the bullet in order to satisfactory resolve a customers issue then, later on address your concerns with the client in person. Publicly pointing out thier wrongs first then offering a solution doesn't put your company in a positive light. Best of luck to you all!!!

Just having gone to the initial information session is enough for me to know that a lot of what people are saying here is not true. Here in Phoenix they were very clear to us about the length of time, the amount of paperwork, and even the fact that although they are staffing up right now there is one counselor so we know going in this is not going to be a quick process.

Additionally there is so much information given in a booklet to take home and they impress upon you how improtant it is to read it and follow it. So many of the complaints I've read made it clear they haven't read a word in that booklet. Complaining is easy but following direction is hard for many.

Even people who benefited found something to complain about. I find it very sad.

You should know the NACA is a non-profit. So sacrificing for the sake of customers who are unwilling to follow instructions, read documents, provide required information.

Most of these complains are like people complaining they didn't like the menu options at a free dinner.

You will notice that there are as many offers to investigate the claims of those who post here as there are responses which refute the claims. If a member has been truly ignored, mistreated or wronged in any fashion, we want to know about it and do whatever is necessary to resolve it.

The fact is that in a very large number of the cases posted here, there are gaping holes in their story which indicate that the person posting in fact created their own problem by refusing to abide by the guidelines of the program, then wants to blame NACA rather than take responsibility for their own actions.

We have been able to trace several cases on this site and proven that some even resort to outright lies, and some are totally fraudulent complaints posted by those who oppose NACA for misguided political reasons.

It's sad that there are people who think the rules don't apply to them or don't want to put forth the effort required to become responsible homeowners.

The simple fact is that the NACA program DOES work for those who are willing to put forth the time and effort. There are nearly 40,000 homeowners in this country who are living proof that it works, and another quarter-million whose homes have been saved who also prove the validity and success of what NACA does. It is only those who don't want to abide by the program's guidelines or do what is necessary who do not succeed, and they truly have nobody to blame but themselves. The fact that they post here instead of reaching out through legitimate channels for help and advice only reinforces the fact.

Perhaps most telling is that even though my name and email address appears on EVERY response, only one person who posted on this site has ever reached out to me for help.

In addition to emailing me, out NACA Forum is an extremely useful place to seek answers to questions and help for problems. More than 1600 people have sought help and advice through the Forum and been encouraged and guided by other members who have been or are presently going through the process. If you have questions or need help with a problem, reach out to me and I will do everything I can to help, and you’ll always get a straight, honest answer (even if it’s not the one you want to see). In short, I'm not being defensive, I'm bringing the truth to light.

We've never claimed to be perfect and are always looking for ways to improve our process, but inappropriately (and almost always anonymously) maligning NACA never helps anyone.

i would tell anyone who asks me not to waste there time and money with NACA, sounds too good to be true because it is!!! If you want to be treated like you are less than then go see NACA, otherwise I would recommend that you go conventional where you can actually get some customer service and be treated with dignity, something that NACA knows nothing about, NACA puts the I in incompetence , impersonal , and un reliable . Don't let all the hype get you sucked in to there ***, I know one person who has actually purchased a home through NACA and they said it was a horrible experience. I'm Still waiting on NACA a year later to submit my file to the underwriter, I'm very pissed and ready to just say *** it. It is an awful scheme. I signed contract in October.

We were preapproved, went through so many issues of additional documents, with great credit score. We were told t takes 60 days to process mortgage. In reality they just run you around, very unprofessional do ot return phone calls or emails. The regional manager was even aggressive on the phone.

After you comply with the conditions that they post, they will come up with completely new set of conditions, it is never ending. Our house got resold in the end because as of Middle of march we still did not know anything. And then after having let the naca know that the house is sold and we do not need anything else they denied us with the explanation that were unable to verify the address and employment after we have submitted W2 for 3 years, rent history, bank account pay stubs and employment verification and after they have obtained info directly from my corporate office. That is such a lame excuse and explanation.

PLEASE do not trust their promise on cost free closing and low percentage, because we wanted to buy percentage down ad got it 1.25% APR, but I think that it is not profitable for them to sell loan under such a low percentage and that is why they were just waiting for the time to pass and the house being resold. Very sad company would NEVER recommend it to anyone

PLEASE DO NOT GET INVOLVED WITH NACA, the Neighborhood Assistance Corporation of America

NACA is currently being investigated for its trap of unsuspected first home buyers. They will place a lien on your property; that is, you won't be able to sell, nor take a loan from a bank without their approval and they will never approve it. Their tactic is to delay and delay the process until the bank get discouraged and cancel the loan application because NACA wants to be the first to get a piece of the action on your property if anything goes wrong. NACA even sent their employees to my home in the middle of the night to ensure that I still live there and that I do not have a second mortgage. THIS IS ILLEGAL!!!

NACA will make you pay over a ten-year period the 5-year monthly fee you originally agree to pay them for their service which include their home buyers' seminar which you can sign up for free at any community-based organization or adult ed program. The customer service at NACA? HOLY COW!!!

So if you find yourself in this situation, do not be discouraged. Send a complaint to your State Attorney General, to your Secretary of State, to your 2 senators, and to you U.S. and local Congressmen/women. Don't allow NACA to take over your lives. Take action: go to your local public reps.

I agree with you. I just had a horrific situation with them after 10+ years.

I was a happy camper, going to workshops and giving testimonials for them for years, and telling everyone who wanted to buy a house, that they were the greatest, until a the time came to stop paying the $50.00 per month. Then, I could not get anyone to give me a straight answer, and for them to answer their phones...very unprofessional and untrustworthy, pus they never returned calls. Then, I wanted a Home Equity Loan, and the monster jumped out the closest. I believe I am a very organized person and had my "binders" with everything/paper I ever used during my purchase of the home.

Nowhere, was there anything that said, one cannot get a home equity line of credit unless it is specifically for education, medical emergency, or strictly home improvement. Also, should you be getting a loan, they must agree to subordinate to that loan entity and none of the loan can be used to pay off any present debt. When my new loan entity did a title search that is when I found out that there was a “second lien” on my home. It was an epiphany.

It is too long a story, but the I had some crazy behaving employee from their organization to call me one day and bullied me on the phone before 9:00 in the morning, then followed up with some Email that was so poorly written to tell me how the loan had to be used. I had a very low % Interest Rate and I was so ticked that I went to “the top.” They told me if I wanted I could refinance. I did not care if I had to pay 10.00% interest rate...I refinanced and got to *** away from the bank and them. I pay a little more – less than 4.00%, but bottom line is, I will never deal with that bank or this organization anymore.

Their unfair practices by not being open with their clients are unacceptable and deceptive. For those who do not know, their organization was put in place sometime in 1988, because A Bank...Now their present team bank was forced by a court ruling to put $11M in a program to satisfy a law suit brought against them in Massachusetts for redlining and the former Bank at the time lost in court to a group of people who filed against them. That program was put in place, originated in that State, and is how their organization was "Born."

I will be in touch with my government entities to tell them my story. I too "drank the drink" until I really found out about them...I was never late with my mortgage payment, and paid my $50.00 in the NSF fund every month for many, many years.

Of course, that was included in that payment. Also, my account with the bank was set up so that my mortgage was pulled out every month from my bank account. I did that so no one could ever tell me that my mortgage was late or they never received it. I am so disappointed in them because I have been giving them kudos for many, many years.

I am very, very hurt that I was so deceived. Disclosure and clarity is everything, and both were not present, plus the piece about “education, medical emergency, or using any part of a home equity loan for paying off a debt” was nowhere in their documentation.

That is only a part of the deception. Good Luck to All!!!

I looove NACA. I have worked in the mortgage industry for over 16 years with lenders and brokers.

There is nothing out there like NACA, I was skepticall when I heard their wonders and did not believe until I signed the truth and lending (back in 2010). I was able to buy down my rate to 0.75%, 30 yrs fixed. The lien that they put in your house is disclosed since the beggining, there is really nothing hidden about NACA. Thanks to the great experience I had with them my sister and my mom are also NACA homebuyers.

Even though I still work with many banks I recommend NACA to my close friends and family.

Hi this is wes from Phoenix. I've been in the mortgage industry for 9 years.

Naca is the best mortgage program. I'm a happy homeowner with Naca (Bank of America) since 2 years ago. Also both of my bros and two friends have gone through the Naca program. They also love the program and the rate.

I also love my rate. I have a 2.625 % for the life of the loan. No closing cost and no PMI. This loan is a no Brainer.

They also teach you to be a home buyer.

My wife and I got qualified within 3 months. Thank You NACA.

I personally used the NACA program in Atlanta. I sold my home 5 years after with no problem.

My selling agent and I simply contacted NACA and they gave us information on what we need to do to process the paperwork to release the lien. All of this was accomplished in less than 2 weeks and did not hold up the closing.

The fee that I paid monthly was scheduled to end after 5 years. The fee was only $50 a month (included in my mortgage payment). The fee basically took the place of a $150 or more private mortgage insurance monthly premium I would have had to pay if I went to a bank directly and took a loan with no down payment.

So I saved $100 or more a month going through NACA. And I also saved with a lower interest rate and reducing the rate even more by buying it down with money I would have been required to use as a downpayment if I didn't go through NACA.

Home Buying Experience

We started this program hoping we could get some help, but as of late it just seem like a bunch of running around and haggling. The consultant we are working is so nonchalant its rididculous, she acts as though we owe her.

We are fed up with and will be looking elsewhere.

Trust me you don't need the headache, because so far that is all they are offering NO REAL HELP

Every time you turn in one form or another she swear she needs she will come up with something else more pressing, and she wont answer you directly. Go

No for NACA

I went to the seminar and then made it to my first counseling session today to submit paperwork. My husband and I went to the Charlotte, NC office and were treated like dirt by Carol Clark.

Never have I been talked down to like that all because we forgot our saving statements and my husband forgot one of our w-4's (an easy remedied situation). We also didn't presubmit paperwork online (we didn't know we could). So carol had me sit in his own chair and type in our information because in his words, "im not working harder because you are unprepared." We were questioned like children the whole entire session. He also had Christianity relics all over his office which doesn't bother me.

However, he started to become rude only after he asked us our religious preference. ( why does it matter anyway! We answered none.) At the end carol told us we needed to schedule us another appointment to submit the documents we didn't bring. I told him to givens second while I looked up my work schedule online.

He decided he couldn't wait and scheduled for a day. Not even ten seconds later my schedule loaded and I told him I couldn't come to that appointment because I was working. Instead of changing it then and there. He told me I needed to call and change the appointment with him sitting right in front of me.

I left feeling degraded and angry.

Not sure I want to continue with NACA. I do know I will NOT continue on with Carol Clark.

It seems to me that you want someone to do the work for you. Buying a home is not an easy process and if you could do it yourself you would not have to use them.

They are there to help get you qualified to purchase. If this is a serious issue for you then you would make sure all your information is submitted based on the requirements in your workbook. If you are not willing to do what it takes then you are wasting time that could be used on someone who is.

FYI banks don't ask what day you are off to close. If you want the house you will do what you have to and get there.

That is one thing they strongly encouraged us to do was to have all your paper work when you come to your first meeting and things to do before. I see that NACA is not to blame if you were unprepared.

I mean the things you listed are important documents. Hopefully this taught you a lesson.

New Counselor Out of The Blue

We were assigned a counselor who was new to NACA. She had us submit many documents to her. All of a sudden, Naca gave us a new counselor who has been around longer and has a reputation for being really good at what she does. Luckily she knows all the in's and outs of Naca. What got us upset was the fact that we had to resubmit everything once again after the switch was made and that when we started, Naca gave us a new person who didn't know much about Naca's way of doing things. Because of this, this set us back. We were so close to going to the underwriter when we found out we had to redo everything!

We're sorry about the delay you incurred, but the simple fact is that no matter how much you train someone, it take a while to become proficient at any new job. Experience is the only reliable teacher in such a case, and the counselor can't get experience without working with our members.

I suspect that with the new, more experienced counselor, it was more a case of updating certain documents as opposed to resubmitting them as if you were starting over. Hopefully this will have you moving forward more efficiently from here on.

As a former employee in the Atlanta office I have counseled members many times for more than the allotted 2 hours, trying to get them on the right path to becoming a Homeowner. Circumstances are different; some members were ready to move forward while others might have to wait for up to 2 years based on bankruptcy or foreclosure. Regardless of the process NACA is not a scam; during my time with the company I’ve helped countless numbers of families and single mothers to obtain a mortgage and a place to call HOME.

I have personally benefitted from the program before I started working with the company by having my mortgage restructured and reduced from $2,600.00 monthly to $1,050.00.

My advice to you, be patient, the Counselors do have a very heavy work load.

Just horrible experience of my life. I regret the day I began walking to the DC office and the counselors/front desk people are just despicable.

"My counselor" would be asking me to submit documents and I would submit the documents but majority of the time 9 out of 10 times he will deny me submitting the document. So, I began walking to the office and handing it to him, yet still he will request for the same documents I came to drop off and emailed him. He is very insulting and has a very rude attitude when he responds to an email. "Counselor"???? what a joke, forget counseling me, please submit the documents I gave you! I'm frustrated with every step of the way, if it wasn't the 3000.00 earnest money I would have been gone gone away far away never to deal with NACA. The program is there to help people wonderful program, but they have the WORST people and service one can ever imagine.

There is an interesting contradiction in this "complaint" in that the complainer expresses concerns about documents being submitted while talking about losing earnest money.

If the member is still being asked to submit documents, it indicates that he/she is still in the Qualification phase of the process. Prior to being qualified and receiving the qualification letter, members are not authorized to even go house hunting much less enter into a contract and put down earnest money.

Therefore, one of two things has happened.

Either this member disregarded NACA's specific instructions regarding when it is okay to start shopping for a house and created a problem for him/herself as a result, or once again we have a complaint that is a total fabrication.

I suspect the latter because of the unrealistic statement "I began walking to the office and handing it to him, yet still he will request for the same documents I came to drop off and emailed him".

People with genuine issues and who want help with them have multiple legitimate channels to contact NACA for assistance and we invite them to do so in order to help resolve those problems. Baseless rants on a website that has no affiliation with NACA cannot accomplish anything positive whatsoever.

I am a homeowner thanks to NACA. I have a great interest rate and a home that I love.

The NACA program is not a quick process. If you are I a hurry to buy a home then it's definitely not for you, if you don't have your finances in order, it won't work for you because they go through your finances with a fine tooth comb. You will not be able to get anything by them. I closed on my home 11 months after I started the program and the only reason it took so long is because I was obligated to a lease for 8 of those months.

You must have your finances in order to comets this program and have a lot of patience but it's well worth it in the end. You won't get the loan terms you get with NACA anywhere else

Thank you for the positive information. I am currently working with NACA and my file has been submitted once and came back with a few minor conditions.

But when I was married and my then husband and I bought a house we had a few conditions also and we had VA backing.

It does take patience and time and if you don't have either one of those either get some or move on. If you went through the qualification process with them and didn't purchase though their lender then technically you should be in a position to find your own lender.

It must depend on where you live because my husband & I have given NACA everything that they asked for and it has been almost two years without being approved! We have our finances in order and have been renting for 2 years and still no positive results.

We have had 4 different counselors in less than two years and we are frustrated & tired of getting the run around!

And there is no "higher up" person to give a complaint to as we have tried several times to find who is in charge of the DC office but have been given the run around about that too. If NACA ever approves us it will be a miracle!

I don't get why they keep having events around the country to get more and more people in the homebuyer program and they don't respond to messages and requests for appointments. I went to the workshop, submitted documents and my mortgage counselor says she doesn't have time to meet. I don't know next steps, don't know how much house I can qualify for, I dont anything other than what I read in the handbook. No wonder it takes people years and years to get a home with NACA. It's been 3 weeks + and I have yet to even get a phone appt. I have since been approved by a big bank, but I rather go with NACA since its a better deal. However, the big bank corresponds with me often in a professional courteous way. NACA is radio silence and when I did speak to the MC she told me to calm down. I was calm, I just asked for an appt!!!

Regarding the events and workshops, there are few people here who would disagree with you about halting the workshops, for a while at least. The moment we do however, we run afoul of federal Equal Housing laws and the requirements of our HUD certification.

We are literally breaking the law by not taking anyone and everyone who wishes to come to NACA into the program.

As you should know from your own workshop, you must submit the required documents to your NACA file before a counseling appointment can be scheduled. This policy exists so our already overburdened counselors can use their time most productively.

If you have not submitted the necessary documents (as outlined in the information you got at the workshop) please do so right away.

If you need help on how to submit the documents or have done so and still need to schedule an appointment, please call NACA Member Services at 425-602-6222. You can also post questions or seek advice on the NACA Forum at http://forums.naca.com.

Very frustrating

I have been working with NACA for a year and had all my documents ready and given when necessary. Now that my file is in Underwriting, it seems to be so much harder to contact my MC and calls and emails are not being returned for over two weeks after I was told to contact her by phone on a certain day.

Member services acts like they will help but still nothing is being done.

Phone appts were rarely kept like I had all day to wait. Now I feel that I will be forced to sign a new lease as it expires next month.

Wish I knew a year ago as I would of made more of an effort to get a USDA or FHA loan.

MC got us hyped and excited and now we are just disappointed and let down. Feel like our dream was robbed from underneath us!

Umm, what makes you think that once you are qualified, you'd be in a house in under a month? Do you know nothing about the NACA process.

Your contract is supposed to have 30-45 days for closing. You'd be an *** to end your lease before you even were NACA qualified.

So, you expect to get qualified, find a house, make an offer, beat out other buyers, get under contract, have your file then goto the bank for the FIRST time, get through bank underwriting, then close, all in less than 30 days?

I agree I was very excited also I have to be out of my apartment in 1 month because ,y landlord had to fill out a form for naca and found out I was buying a home and will not renew my lease and I have been let down buy naca also!!!!

The NACA process is not designed to be a fast process. It is detailed and thorough.

It does take time.

I have given a lot of slack to naca there is only one helpful person and that is tammy at the buffalo office and there is only so much she can do I have been waiting for a approval letter for 2 weeks now and guess what that property has sold my emails get ignored so no more slack from me!

Inconsistent and Unorganized

I have been with NACA over a yr. Took me 6mths to get approved. Finally found a house and that's when everything went to ***. I have been having issues closing and before closing. I have contacted member services , my mortgage counselor, his boss, his boss boss etc ( member serv is a waste of time since they direct me back to my useless mortgage counselor). My mortgage counselor (boston Office ) does not follow up with me. Hadnt heard from him at one point in about a mth. Last time I heard from him was Nov 3. He does not pick up my calls. Answers sporadically to emails. Had to escalate file to a manager of another office. Closing has been delayed 3 times. I got 3 ext from the seller. I now have no contract and am sure I will be losing this home due to this unorganized company. I have reached out to management and have received assurances that this will close soon. Same story for about a month. Noone can give me a straight answer as to why I haven't been able to close. Last time I spoke with anyone was middle of last week. Noone has bothered to reach out and touch base even though I have no contract and seller has signed a release. I will lose this property and it is because this company is a mess. Also I know that Naca reviews these complaints. I have sent an email to Tim at Naca as well.

OMG I am so glad I took the time to look this company up before doing business with them. My husband and I were referred to this place by his brother but I always do my research first and after reading these horrible reviews I will definitely go somewhere else to purchase my home.

Thanks to everyone that shared their experiences on here. I feel like I dodged a bullet.

NACA Online

What is stated by the member in this forum somewhat varies from the facts. The file was actively in review and the Clear to Close was given on November 13th.

At present we are waiting for one amended document to be signed and returned by the seller so that closing can be scheduled. “I have reached out to management and have received assurances that this will close soon” was in fact correct.

Closing IS about to happen and statements like “I now have no contract and am sure I will be losing this home” turned out to be nothing more than irrational fears.

This is a prime example how patience is an absolute requirement in this process. The NACA system works if you let it, and this member is about to become the newest of more than 35,000 families across the country that prove it.

I tried to reply several times. Before I could finish my response this site erases before I continue to express what I am feeling about this program.

Not only to add to my frustration regarding this program. Please, Please, Please have some one call after. I have done everything above and beyond that they have requested from me...at this point I am done. Sent the last item to my counselor, "whom is very nice" but this process Is EXTREMELY STRESSFUL.

THEY SHOULD LET YOU KNOW WHAT IS NEEDED ALL AT ONCE INSTEAD OF YOU GETTING YOU HOPES UP AND THEY COME BACK WITH SOMETHING EVERY SINGLE TIME. I AM STILL IN THE UNDERWRITING PROCESS, EVEN AFTER PAYING OFF IRS, AND STUDENT LOAN AMOUNTING TO 35,000 DOLLARS. AT THIS POINT, I AM GOOD!!!

BUT MY SUGGESTION TO PEOPLE ATTENDING THE FIRST TIME WORKSHOP; IS TO ELABORATE ON HOW "STRESSFUL" THIS IS. HAVE NOT BEEN THIS STRESSED SINCE MY DIVORCE WHILE IN SCHOOL.

What really irritates me is that, early on, NACA recommend you to tell your friends and family about NACA. After what I have been through... I need results before recommending ANYONE!!!!!!!!!!

In reviewing your file, I see that you have been actively trying to reach your counselor to keep your file moving forward and discuss what is needed to get you to qualification. Please continue to be persistent in doing so!

I will contact your counselor as well to try and help.

In a perfect world, we would be able to “LET YOU KNOW WHAT IS NEEDED ALL AT ONCE”. However the reality is that sometimes you only are able to see that something else is required once you have made an initial effort to resolve an issue. Sometimes solving one problem is what reveals another.

Patience and persistence are what will get the keys to your new home in your hands

This is stressful for us as well. Our job is to get you approved and into a home. However, we cannot and will not compromise the standards that make it possible to provide the outstanding mortgage products just to speed up the process. Cutting corners was what caused the housing bubble and all of its loans that were set up to fail from the start.

The NACA process isn’t meant to be easy or fast, but that’s why it works. Making sure no detail is ignored is why we are able to provide a loan that will save you tens of thousands of dollars over any other mortgage product out there.

I have been with naca for 2 years now ive worked very hard to get where I am at in this program, the communication is hurendious!! its takes days sometimes weeks for someone to contact me I have been waiting 3 days for a approval letter from my mlo, and this should not happen I need to get a offer on this house before someone else does!!! very frustrated with this whole program not even sure how they are still open!!!!!! I pretty much have to beg for someone to get back to me I even lost a agent because this program is soo inconsistent with everything.

While your complaint is quite vague, making very general statements without any specifics to support it, I do notice your statement" I have been waiting 3 days for a approval letter from my mlo". Your approval letter is received when your go to the Purchase Workshop on the Thursday evening after you are qualified. If for some reason you were not aware of this or if there is another problem, please call NACA Member Services at 425-602-6222.

Receiving a loan approval letter after the loan is approved at a workshop>? I was never told this.

Nor was the other 3 people I referred,. Maybe you should lead the workshops since you are so informative

If I could be in 40 places at once, I probably would! ;) Seriously though, consistency of the information shared during our workshops is an item that is definitely on our radar right now.

With 40 offices spread across the country, maintaining uniformity is more difficult than you might think.

Not many people naturally possess or have been trained to have the skills to present multi hour workshops such as these. All I can say at this moment is that we're working on it, but at least know that we are aware of the gaps in consistency and are working on improving on them.

Really. So that means that not only did you not read the handbook, but neither did everyone you referred. Somehow, the lot of you collectively all missed the critical piece of information clearly printed in a handbook given to you on day one.

I bet you're the person who rolls through a stop sign and pretends the cop set it up right before pulling you over.
