I did close on my home after the closing date was push back a few times worrying did the hand dep get this or that, but my advice for someone who is in my position a decent score (above 600) credit cards low balance 5 years of on time rental payments Go else where. I don't feel like anyone was there to help me .

It still took me 3 months to get naca approved AND THAT'S ONLY THE BEGINNING. Maybe a few months of not using your cards will get you to 640) which is what I wish I Would've did because the money that I had to come up with compared to my other 3 girlfriends who went with FHA and other home buyer programs ,.,.,. I'M EMBARRASSED. $2500 turned into $5700 that turned into $6300 and that's just my buy down and that was updated the night before My first closing .I was never giving the chance to take advantage of first time home buyer grants to which I will never be able to qualify for again.

You can buy down your rate with anyone both of my friends did one didn't . With naca you have no choice. My poor father knew how bad I wanted a house so He kept writing me checks and after you put down deposit and pay for inspections more than 1 you've told your landlord your leaving they kinda got you already. This story is not detailed But I am a home owner not because of naca its because my dad has $9,000 to give me and I'd already stepped in the quick sand .if your score is really bad but you have a job then sure go ahead ITS LIKE BUYING A HOUSE FROM THE DMV but I sure wish I would of went with the city program where the let you know about grants and is up front with fees and rates.

Yea I read the handbook AND NOBODY FOLLOWED IT. Closing counselor went on holiday break while things sat in my folder only when I would email her I would get this automated message about how she's O.T. It was very stressful last 2 moths panic attacks in all . My realtor who had no idea what to tell me sometimes was also a client so I didn't blame her so much My attorney from Naca and the sellers were the only ones returning calls and giving me RIGHT answers.

And the people they have answering the phones WAIST OF TIME AND MONEY just completely useless. There just there that's it Probably Naca clients getting a part of my $6200 buy down.

How much you have to put down on a down payment. I thought they said you don't have too

Sounds like an awful lot of complaining from someone who has better mortgage terms than 99.9% of the nation THANKS TO NACA!Nobody said the NACA program is easy. Its actually pretty difficult for some people, but not all.

Regardless, im glad you stuck it out to get better terms than anywhere else in the country. A significant number of people end up dropping out due to impatience.

I don't care if i have 0% interest. I HAD TO COME WITH NEAR $9,000 DOLLARS and that number change from week to week having to keep going back to my dad saying i need more money i need more money I stuck it out because half way threw I'd already paid a earnest deposit paid for inspections (3) allllll while paying $1100 in rent all for the night before my close numbers were readjusted and i need another $2000 AND JUST SO YOU KNOW I BOUGHT MY INTEREST RATE DOWN I HAD NO CHOICE SO AGAIN I GOT MY HOUSE BECAUSE OF ME I GOT MY RATE LOW THAT WAS ALL ME MY MONEY AND I RECENTLY FOUND OUT THAT YOU CAN BUY DOWN YOUR RATE WITH ANY BANK.

I'm not giving NACA any jus do My score now after closing is 698 my score my credit report has always been A+ I didn't expect the process to take 7 months and also almost lost the house because someone went on vacation and things sat in my file for weeks 30 day close guarantee was not met I was never giving correct information And i know it was bs I'M TALKING ABOUT ME MY SITUATION AND FOR ME I SHOULD'VE HAVE BEEN SO HARD 5 YEARS OF NO LATE PAYMENTS GOOD SCORE 7 YEARS ON THE JOB SHOULD NOT TAKE 7 MONTHS TO CLOSE ON A HOUSE . I should of walked in and out of this program No first time home buyer grants And i have emails i'd love to show you the many f-ups i encountered along the way

Again, im glad you stuck it out with NACA. You seem to have went through an awful lot, but to sit here and go out of your way to write so negatively about the only program in the nation that would be able to offer you the terms you received on your mortgage is pretty disrespectful.

I know NACA extremely well. I have seen thousands of peoples experiences throughout the years.1. You did get the house 'because of you'- of course, there is an awful lot of what I like to call 'sweat equity' to obtain a NACA mortgage. You were persistent, stuck it out.

Great job, truly. However you also did get your house, with your terms because the program exists. Sure you would have been able to get a house another way without the program, but your terms would be different. Plus all the struggle of your process creates something inside you that would not have existed if everything had gone so smoothly.

You are a warrior. Only the tough stick it out with the program and reap the benefits.2. While it is true you can buy your interest rate down through the traditional route, the terms are FAR from what one is able to accomplish through the NACA program. Bottom line is the program offers terms across the board that no other mortgage product even comes close to in the nation.3.

NACA doesnt care about your credit score, or your good credit. That's what makes the program so valuable. You should know this. They say this at the workshop, and all throughout the process.4.

7 months actually isnt that bad. The fastest I have seen is 3-4 months tops, and the slowest is 2-3 years. There are many variables at play.5. Its actually quite average through the program. Everyone generally gets treated the same through the program.6. "I don't care if i have 0% interest."- you should.

Everyone should. That's an awful lot of money saved.

I'm telling my experience with NACA do you work for naca are they cutting you a check if you are a client just like me and you had better results than good for you but please don't try to get on me about my experience which was not good and if I want to tell it I'm going to do just that a friend of mine got over 7,000 in Grants from the city of Rochester she also close with an interest rate of 2.138 not far away from me so I'm talking about facts maybe your real estate agent and you're going too bad for them because they bring you clients but please don't try to down play my experience as I said before if you want to see fax I'll be glad to show them to you because I'm working off of facts me and a friend of mine both went through the process it took me 7 months it took her 3 and the only part that held her up is actually finding a house in baiting on it before someone else did
